RENTAL RULES FOR (Penthouse4 Point View):
Non-compliance with any of these rules is subject to eviction and/or further charges.
Check-in is 3 PM (PST) and check-out is 11 AM (PST).
MAXIMUM OCCUPANCY –
The maximum number of guests is limited to eight (8) persons in and on the property. The property sleeps 4 comfortably. Rooftop you can have up to 11 guests. (Please follow Cov-19 guidelines)
MINIMUM AGE REQUIREMENT –
You must be at least 25 years old to rent the penthouse, and the person renting the cabin MUST BE one of the guests who remain with the rental party throughout the stay. If this rule is not followed, all guests will be evicted immediately with no refund of rental monies paid. The guest who initiates the rental will remain responsible for all other guests, children, or visitors during occupancy of the property.
NO SMOKING – This is a NON SMOKING building. Smoking is permitted outside off property lot, but you must dispose of cigarette butts properly. There are ashtrays for this purpose. If evidence of smoking inside the house is found, fees will be charged.
The building has surveillance cameras at entrances. There are NO cameras in the unit.
HOUSEKEEPING SERVICE –
While linens, bath towels, are included in the unit, daily maid service is not included. Should you arrive and have issues with the cleaning, please contact the owner as soon as possible. If you wait more than 24 hours to notify us of the problem, we will assume the problem is a result of your stay. We will make every effort to resolve the problem ASAP. There is a washer and dryer for your use, and there will be a small supply of laundry detergent for your use during your stay. There is an extra set of clean linens for both beds located in bedroom closets. Long-term stays we will clean through the stay either weekly or bi-weekly for $75 per cleaning. If you only wish to have linens cleaned it will be a $40 charge for same-day cleaning of linens. We accept Venmo, Zelle, or cash for these services.
A parking stall is $275/per month. Additional cars will have to pay by the hour for the garage. Or pay $35, per day in the parking garage. The other option is street parking on neighboring blocks.
RESPECT FOR NEIGHBORS/NO PARTIES –
We are located in an apartment building with lots of other tenants. Please be respectful of the neighbors when you are outside or in common areas. We request that you respect a rule of reasonable quiet time from 10 pm to 9 am. No parties are allowed. If it gets too rowdy and the police show up, you will forfeit any amounts paid, and all guests will be evicted immediately.
The TVs are all smart. No pay programs should be charged to them. Do not unplug or disconnect any of the wires. Free wireless internet is available; you may not disconnect the internet for any reason.
FIREARMS AND FIREWORKS –
The use of firearms including, but not limited to, BB or pellet guns, fireworks, firecrackers, or explosives of any kind are strictly prohibited inside or outside the unit.
RIGHT OF ENTRY – Guests agree that owners and caretakers reserve the right to enter the rental property at any time to investigate disturbances, check occupancy, check for damages, or make repairs as owners and caretakers deem appropriate with advance notification. 24 Hour notice will be given by Law if needed to enter.
REPAIRS AND SERVICE CALLS –
The hosts cannot guarantee against mechanical failure of heating, air conditioning, TVs, satellite receivers, or other appliances. Please report any equipment that is not working properly immediately to hosts. The hosts will make every effort to resolve the problem as quickly as possible. Guests understand and agree that the host, maintenance, caretakers, or its repair people might need access to the unit to make the repair.
CLEANING REQUIREMENTS – Guests are required to leave the property in the same general condition as it was when Guests arrived. This does not mean that we want you to put away the towels or sheets or sweep or mop the floors. However, please make sure that any cookware you have used is clean like when you arrived. The dishwasher should be loaded and turned on before you leave with the detergent provided. Please strip the beds and place the sheets (NOT the comforter or shams unless soiled) in the washer and start it with the provided detergent (whatever will fit). Place the remainder of the sheets in front of the washer, and leave all used towels in the bathtubs. DO NOT place wet towels on the wood floors or on beds. Please bag all trash and place it in the Garage Garbage area. All trash responsible for any damage, abuse, excessive clean-up, or loss caused by any member of the Guest’s party to the property or its contents during Guest’s occupancy. We understand that accidents happen and things get broken. We do visit the unit often, but if you find something that isn’t in working order (burned pan, broken appliance, missing pieces, etc), please let us know. Even if it didn’t adversely affect your stay, we would like to know so we can fix it for the future.
There are no child safety gates in this house, and the house is not baby or child-proofed. Guests must exercise extreme caution and completely monitor minors and themselves while in or around the unit. All recreational activity on or off the Unit property shall be done at the Guest’s own risk. This shall include but is not limited to: elevators, using accessing rooftop area, etc.
ACCIDENTS/INJURIES/LOSS OF PERSONAL PROPERTY –
The owners/hosts are not liable or responsible for any accidents, injuries, or illnesses that occur while on the premises. The owners/hosts are not responsible for the loss of the personal belongings of the guest. The owners are not responsible for any damage to your person or property. All guests expressly assume the risk of any harm or damage arising from their use of the premises or others they invite to use the premises. Guests are responsible for their own actions.
ACTS OF GOD/CONSTRUCTION NOISE –
The owners will not be liable for events out of their control, including but not limited to: Acts of God acts of governmental agencies, fire, strikes, war, inclement weather, disruption of electricity, television, or internet service, road repair, construction noise, etc. Guests should remember to look into trees and along the roof of the unit to ensure no nests or other concentrations of said insects are located nearby. There is wasp spray located under the kitchen sink.
FALSIFIED RESERVATIONS –
Any reservation obtained under false pretense will be subject to forfeiture of all amounts paid, including the deposit and/or rental money, and the party will be evicted immediately. There are no subleases permitted.
INDEMNIFICATION & HOLD HARMLESS –
You agree to indemnify and hold harmless the Owner for any liabilities, damages, costs, or expenses whatsoever arising from or related to any claim in connection with your use and/or occupancy of the Vacation Rental, including, but not limited to, any claim or liability for personal injury, damage to property, loss of personal belongings or theft of property which is made, incurred or sustained by you and/or anyone you invite to use the Vacation Rental as your guest. Owner shall not be liable for any injury or loss sustained by tenant, tenant’s family members, guests, or invitee under any circumstances whatsoever. Tenant assumes all risk of loss and shall indemnify Owner from any and all such claims.
EXPEDITED EVICTION –.
A material breach of this Agreement by Guest is the sole determination of the owners which results in damage to the premises, personal injury to Guest or others, a nuisance to others, or a violation of criminal law or local codes shall be ground for termination of Guests tenancy. Violation of any of the rules contained here will result in IMMEDIATE EVICTION and forfeiture of any monies paid, including security deposits.
GENERAL TERMS – If any section, clause, paragraph, or term of the Rental Agreement is held or determined to be void, invalid or unenforceable, for any reason, all other terms, clauses, or paragraphs herein shall remain in force and effect. This Agreement is taken in full compliance with federal, state, and local Fair Housing Laws, without regard to race, color, religion, sex, country of origin, handicap, or familial status.
